CITY TRANSFER TAX - $4.50 per thousand of purchase price.

POINT OF SALE ORDINANCE – None

SIGN ORDINANCE/RESTRICTIONS -Only one 0n-site sign is permitted. Only four Open House directional signs per property. These cannot be larger than four foot square. No more than one in each direction at any given intersection. Signs shall not be located in the street or landscaped center median area. Signs cannot have balloons,streamers,pennants,etc… Signs must be down by sunset.

BONDS OR ASSESSMENTS - To settle encumbrances and pay off bonds or assessments in conjunction with the sale of property, the City of Hayward contracts with Muni Financial.  The Realtor® should call the contractor with the parcel number, description of property and any encumbrances.  Muni Financial will let them know the pay off amount.  The phone number is 1-800-755-6864..

RENT CONTROL – Yes. The current ordinance is under review.  Any changes are expected to occur by June 1, 2001.  Currently, rents cannot be increased by more than 5% per annum and shall not be increased more than once in any twelve-month period. There are exceptions and procedures for a landlord to follow should an increase of more than 5% is justified. For more information call the City Attorney's office at 583-4454.

LANDLORD RESPONSIBILITY – Rental Inspection Program. This is a mandatory program. Every five to seven years, the City of Hayward will schedule an inspection of all rental properties. The landlord is responsible for the cost of the inspection, correction of any violations, and the cost of any re-inspections that might be required. OTHER INFORMATION- Some areas of Hayward are in close proximity to the Hayward Airport. Aircraft noise can be a potential disclosure issue.
